Following the thermal imaging survey ACER conducts non-destructive moisture testing to verify the presence of moisture/saturation and delineate the extent of the affected areas more accurately.

 

Elevated moisture content in a roofing system can reduce insulation performance and is an indicator of roof failure.  These areas of high moisture content and saturation often correlate directly to areas in the building where leaks are occurring, potentially causing structural damage and mold growth.  Moisture Mapping is conducted using moisture meters.  ACER uses the Tramex RWS Roof Moisture Meter and the Tramex MRH III moisture.  These instruments operate on the principle that the electrical impedance of a material varies with its moisture content.  These meters detect the moisture content within built up roofing systems by non-invasively measuring the electrical impedance within the system being scanned.  These instruments operate on the principle that the electrical impedance of a material varies with its moisture content.  The electrical impedance is measured by creating a low frequency alternating electric field between the electrodes.  This field penetrates the material being tested and provides a determination of relative moisture content value.

 

The moisture testing serves to confirm that the infrared thermography images are indicative of high moisture content/saturation and can definitively determine the boundaries of saturated areas.

Infrared roof inspection is a method for detecting trapped moisture problems in flat roofs.  Our high-resolution Infrared thermal imaging cameras, find the trapped moisture and display the anomalous areas in a color contoured image.  Wet areas are confirmed using non-destructive moisture meters and marked to show exactly where the boundaries of saturation are located to assist the engineer in preparing recommendations for limited coring and/or repairs are to be made.  By marking wet areas directly on the roof, they can be seen by building owners and roofing contractors after the survey is performed.
